§ 122-13. House trailer camp plans, location and layout.

  • A. 
    Each trailer camp shall be located on a well-drained site properly cleared to insure adequate drainage and freedom from stagnant pools of water, and so located that such drainage will not endanger any water supply. It shall be in an area free from marshes or other potential breeding places for insects or rodents.
    B. 
    Each trailer space shall contain a minimum area of 2,800 square feet, with a minimum width of 40 feet and a minimum depth of 70 feet, and shall abut upon a driveway with unobstructed access to a public highway. Such spaces shall be clearly defined by suitable markers at each corner. No area set aside for service areas or for common use, nor any part of any service road, shall be included in the computation of the area of a trailer space.
    C. 
    Trailer spaces shall be so laid out, and trailers so located thereon, that:
    (1) 
    There shall be at least 20 feet of side and rear clearance between house trailers.
    (2) 
    There shall be at least 50 feet between any house trailer unit and the nearest boundary of the trailer camp.
    (3) 
    There shall be at least 50 feet between any house trailer unit and the nearest boundary of any highway; but in no event shall any trailer, service building or other building in said trailer camp be nearer any public highway than permanent buildings on adjoining lands.
    (4) 
    No more than one house trailer shall be permitted on any trailer space.
    D. 
    It shall be unlawful to allow any house trailer to remain in a trailer camp unless a suitable trailer space is available and such house trailer parked thereon; or to permit an independent house trailer to remain on a dependent trailer space for more than 12 hours; or to park a dependent house trailer on an independent trailer space unless the facilities required by § 122-17 hereof are available at a service building located not more than 200 feet distant.
    E. 
    All trailer spaces shall abut upon a driveway not less than 30 feet in width. Such driveway shall be well marked and continuous, shall connect with a public highway, and shall be improved with an all-weather surface on a suitable base to the extent of not less than 16 feet in width. All such driveways shall be maintained in a safe and adequate manner, be well marked and kept reasonably free from snow and ice at all times.
    F. 
    Sidewalks of not less than two feet in width shall be provided from each house trailer to the driveway or access road.
    G. 
    Adequate electric service outlets supplying at least 110 volts and sufficient kilowatts shall be provided for each trailer space. The installation shall comply with the standards approved by an appropriate electrical inspection person or agency, as determined by the Town and with all applicable state and local rules and regulations.

    H. 
    All driveways, access roads, and common sidewalks and walkways shall be lighted at night with a minimum illumination of 0.6 footcandles.
    I. 
    Parking facilities for automobiles and tow vehicles shall be provided, adequate to accommodate at least one vehicle for each trailer unit. No automobile, trailer or tow vehicle shall be parked or allowed to stand between the center of any public highway and the nearest structure, or house trailer parked on a trailer space in the camp.
    J. 
    Recreation areas shall be provided in addition to the trailer spaces and parking facilities herein mentioned, and shall be restricted to recreational use. Such areas shall be protected from all highways, driveways and separate parking areas. A minimum of 100 square feet per trailer space shall be made available, in one or more places, for such recreation areas.
    K. 
    No rotating, flashing or variable power light, nor any floodlight or spotlight so located or directed as to interfere with or distract the users of any public highway, shall be permitted within 1,000 feet of any such highway.
